Kengo Kuma & Associates, in partnership with local developer Uribe Schwarzkopf, has revealed the blueprint for Qapital Tower, a 32-story mixed-use skyscraper destined for Quito, Ecuador. This landmark project, anticipated to conclude in 2029, signifies Kengo Kuma's maiden architectural endeavor in Ecuador, expanding the firm's global footprint into South America. Strategically positioned across from La Carolina Park in Quito's central business district, the 125.8-meter structure integrates residential, commercial, and communal facilities within a vertically organized program.
The tower's exterior facade mirrors the rugged formations of the Andes mountains, translating these geological cues into a distinctive, textured architectural language. Kengo Kuma highlights the shared aesthetic sensitivities between Japanese and Ecuadorian material cultures, particularly evident in the design's emphasis on organic textures and the seamless incorporation of lush greenery throughout the building. Sculpted balconies create recessed alcoves along the elevation, introducing verdant elements at various levels and enhancing the facade's visual depth. This design philosophy echoes the permeable nature of Andean rock, where plant life thrives within natural fissures. Expansive floor-to-ceiling windows frame panoramic views of the surrounding environment, fostering a strong connection between the interior spaces and the vibrant city.
Perched atop the tower, a remarkable outdoor swimming pool awaits, adorned with a mosaic conceived by Fornasetti, marking the Italian atelier's first venture in South America. The creation of this mosaic will be entrusted to Bisazza, renowned for its expertise in glass mosaic applications. The development further boasts an array of amenities designed for modern urban living, including a comprehensive wellness center, a state-of-the-art fitness area, an exclusive private cinema, a vibrant game room, a dedicated pet spa, and an assortment of shared social spaces, all crafted to enrich the daily experiences of its residents and occupants.
The development integrates three ground-level commercial establishments and 509 compact micro-apartment units, varying in size from 21 to 36.15 square meters. These living spaces are thoughtfully designed for flexibility and efficiency, addressing the growing demand for adaptable housing solutions in densely populated urban centers. Situated within walking distance of La Carolina Metro Station, Qapital offers convenient access to Quito's public transportation network and essential urban services. The significant pre-construction sales of these units underscore the strong market demand for such innovative living environments. This project exemplifies a broader trend towards smaller, more efficient residential formats within bustling cityscapes.
